I look at every opportunity I can think of when it comes to working with a Custom Home Builder. You generally have much more say in the details of a home with a “customer” builder.

Some of the items on this list will not be optional with builders in a ready or planned community. They generally keep their buildings fairly standard, with only a few options available for each floor plan.
But it’s worth reading this list BEFORE BUILDING with any type of builder to get a better idea of what to ask before deciding who to hire as a builder. Now let’s get to those 11 tips!
Know exactly what you want before you start building or remodeling. Find inspiring images that show the type of exterior you like.
Find similar images for interior inspiration. Focus on wall colors, decorations, appliances, faucets, anything and everything you will have so you have options when building a new home.

Visit a bunch of model homes in your price range to see what the latest design trends are. Model Homes is a great place to photograph rooms and design ideas you love.
Once you have a broad idea of what you like, choose a floor plan that matches that style. Or, if a floor plan is chosen, work with your builder to define the look you want using the photos.
If you have a choice of blueprints, choose one with tons of BIG windows. If you have the opportunity to enlarge small windows or install external doors with large windows in them, do it.

If you have the opportunity to add moonlight in bathrooms or skylights in dark rooms, go for it.
You will never regret having tons of natural light. Natural light makes any home feel bigger, brighter, better.
And, it never hurts to have a great view of any landscaping, ponds or greenery outside. Being able to see nature or water from the inside tends to improve the mood of the people who live there.
All the BIG windows in our living room make this room feel so light, open and welcoming.

Seriously, the must-have tile, state-of-the-art stove, amazing faucet, and incredible light fixture could hold up your move-in date if it’s not ready when the contractor wants install it.
So try to find out when your builder expects you to pick and order things, and if in doubt, start picking those things early, folks.
The super deep tub I installed in our master bath took a few weeks to deliver. If the builder had to wait 3 weeks for a bathtub, that will probably mean you’ll be waiting a few more weeks before you can move in.
This may be controversial, but say no to medium beige or that shade of gray that looks like an office building.

Builders often like to paint everything in beige. In fact, they buy TONS of it in bulk for use in most homes. Don’t let them! One of our local builders even painted the whole thing beige. It was BAD!
10 years ago when we moved in, I went for beige as a safe neutral in our home. I chose beige for everything, our living room furniture, lamps, blankets, rug, etc.
It was so boring, you guys. And all that beige made every room in my home look dull and drab.
Even if I tried to introduce color into a room with a lot of that medium beige, the brown weighed the whole room down.

Sorry medium blonde, the boring is not your fault. A soft grey, white, cream or even a light beige would work much better.
So talk to your builder about the standard paint colors he will be using before they start to avoid a color you hate.
This is a before picture of our living room. All the blondes in this room felt so boring and lazy. Painting the walls a light color and adding a lot more color really improved this room. You can see it above (photo with windows and green DIY console table).
To texture or not to texture, that is the question. The wall texture seems to be a regional thing in the US. I’m a huge fan of smooth walls and ceilings. Smooth walls were standard in Cincinnati, where I grew up.

But in Texas, textured walls and ceilings are standard. I had to hunt around to find a house in Houston with smooth walls.

Do you prefer rounded or square corners on walls and window frames? This is similar to the situation with textured walls, it appears regional.
I definitely prefer square corners. Our current house has a mix, rounded corners on the arches. Square corners on windows and most walls.

If you look around the edges of this picture of our hallway, you can see that the arched doors of this house have arched edges.
Are window treatments included in your new construction contract? If you want a lower sill or a full cut around the windows, talk to your contractor. The more you want, the more it will cost.
List the other types of grooming you receive. If you want large panels or crown molding in some rooms, you should work this out with your contractor in advance.
The windows in this family room, our dining room and our home office are surrounded by beautiful decorations. But all other windows only have trim at the bottom of the windows. I can put full panels in every room, one day.

What type of doors will be used, internal and external? You should choose the style you prefer in advance to avoid finding a style you hate hanging all over the place later.
And, barn doors are cool, but do they make sense everywhere? I love a good barn door, folks.
But they are not as robust or private as a standard door. So this may not be the best option for all rooms (eg bathrooms and laundries).
This door is great for letting in a lot of light, but this wood door does poorly in the Texas sun. I hope to replace it with a better option soon.

Here’s another one of my favorite interior design tips for new home construction, check out the ceiling height. Make sure the ceilings in your new home are as high as you want them to be.
My house has 10′ high ceilings on the main floor and 8′ high ceilings upstairs. That extra height on the main floor makes every room feel bigger and bigger. And, that means I have extra room for ceiling details.
Most of the main floor suites have standard crown molding, this two piece crown molding or three piece crown molding. I fitted the 2 piece and 3 piece crown myself.
DIY decorating and decorating projects are some of my favorite home improvements. If you can’t afford the builder to install ceiling coverings, beams or other features, you can always do it later.

Our dining room already had beautiful wainscoting and a tray ceiling. I decided to install a flat coffered ceiling in the middle to add even more style and impact to this room.

The floor is paint that needs to be replaced later, so you’ll want to get it right. Make sure you pay attention to what materials, colors and styles you use when building.
If you choose a durable material, such as porcelain tile or hardwood, it can last a LONG TIME. Avoid trendy tiles or colours
